Terms & Conditions

These Terms & Conditions (“Agreement”) govern all services provided by Danaher Property Solutions LLC (“Danaher”) to the homeowner or property owner (“Owner”) for preventative maintenance, home education services, and minor repair work.

By scheduling service, purchasing a maintenance plan, or allowing work to be performed, Owner agrees to the terms below.

1. Nature of Services

Danaher specializes in preventative home maintenance, risk-reduction services, and homeowner education. Danaher’s goal is to help homeowners understand their homes, stay ahead of preventable issues, and reduce the likelihood of costly repairs.

Danaher is not a general contractor, engineer, mold assessor, or home inspector. Danaher services are visual, non-invasive, and preventative in nature.

Danaher visits, reports, and recommendations are intended for educational and maintenance planning purposes only and do not constitute a guarantee, certification, or warranty of the condition of the home or any system within it.

2. Problem Prevention

Danaher aims to identify early signs of wear, damage, or safety concerns:

  • Danaher cannot see inside walls, ceilings, underground lines, or concealed spaces

  • Danaher does not perform destructive testing

  • Danaher does not guarantee that all issues will be discovered

  • Danaher does not guarantee that breakdowns, leaks, failures, or damage will not occur

Homeownership involves risk, especially in Florida’s climate of heat, humidity, storms, heavy rain, and coastal air exposure. Danaher’s service reduces risk — it does not eliminate it.

3. Maintenance Plans

A. COMPLETE HOME CARE ANNUAL PLAN

Starting at $39 per month

Recommended for the homeowner who wants to learn with year-round maintenance partner for your home.

  • Quarterly (3–4) visits per year (seasonal)

  • HVAC filter replacement (customer-supplied or billed)

  • Exterior visual inspection (roofline, drainage, caulking)

  • Plumbing leak check under sinks & water heater area

  • GFCI & safety device testing

  • Dryer vent & bathroom fan airflow checks

  • Drainage & gutter inspection

  • Exterior hose bib & irrigation visual checks

  • HVAC performance check (non-repair)

  • Recommend trusted specialty contractors if issues are found

  • Detailed digital home health report with photos

Limitations:
This plan does not include repairs, system servicing, deep diagnostics, roof walking, attic entry, or specialized testing. Work requiring licensing beyond handyman-level service, specialized tools, or parts will be referred out.

B. PREMIER HOME PROTECTION ANNUAL PLAN

Starting at $79 per month

For higher-end homes or hands-off homeowners, Danaher offers white-glove preventative care for your home.

  • Quarterly (3–4) visits per year (seasonal)

  • HVAC filter replacement (customer-supplied or billed)

  • Exterior visual inspection (roofline, drainage, caulking)

  • Plumbing leak check under sinks & water heater area

  • GFCI & safety device testing

  • Dryer vent & bathroom fan airflow checks

  • Drainage & gutter inspection

  • Exterior hose bib & irrigation visual checks

  • HVAC performance check (non-repair)

  • Member-only scheduling windows

  • One Half-Day Property Detail Day per annual plan

  • Discounted Full-Day Property Detail Day

  • Storm prep & post-storm visual checks

  • Coordination with trusted specialty contractors if issues are found (client contracts directly with contractor)

  • Detailed digital home health report with photos

Important: Danaher does not assume responsibility for the work of third-party contractors. Danaher facilitates communication only.

4. One-Time Repairs (No Plan)

Price to be provided upon review of work to be performed

Owners may schedule a one-time visit with Danaher without enrolling in a plan.

  • Work is limited to small, non-structural, non-permitted repairs

  • Larger issues will be documented and referred to licensed specialists

  • No ongoing monitoring is provided after the visit

5. Property Detail Day Service (No Plan)

Price to be provided upon review of work to be performed

The Property Detail Service is provided by Danaher in either reserved Half-Day (3–4 hour) or Full-Day (6–8 hour) project blocks. Owners are purchasing a dedicated block of professional time — not individual task pricing. During the reserved session, Danaher will complete as many prioritized items as reasonably possible within the allotted time. Task completion is dependent on project complexity, site conditions, accessibility, and material availability.

  • Pre-Visit Coordination
    Owners must provide a task list prior to the scheduled visit. We will review, sequence, and prioritize items for efficiency; however, Owner recognizes adjustments may be made on-site by Danaher to ensure safety, feasibility, and proper workmanship. A 50% deposit is due to schedule blocking at this time.

  • Scope Limitations
    Property Detail Day services are intended for minor repairs, fixture replacements, light carpentry, maintenance items, and similar small-scale projects. This tier does not include major renovations, structural modifications, permitted work, specialized trade work requiring separate licensing, or projects exceeding the reserved time block.

  • Materials
    Clients are responsible for providing all finish materials (fixtures, hardware, faucets, shelving, etc.) unless otherwise agreed upon during Pre-Visit. Danaher may provide guidance on materials prior to the visit. For Danaher to acquire materials for the scheduled block will result in $45 sourcing fee plus a 20% actual total material increase.

  • Time Allocation
    Work performed will conclude at the end of the reserved time block. If additional time is requested and available, an additional hour will be $150 or (if more than one hour) it may be scheduled as an additional session. Unused time within a reserved block is not refundable or transferable.

5. Educational Focus

A core part of Danaher’s service is educating owners how their homes function and how to maintain them.

By participating, Owner acknowledges:

  • Owner is responsible for acting on maintenance recommendations

  • Deferred maintenance can lead to property damage

  • Danaher’s reports are guidance tools, not compliance documents or insurance inspections

6. Owner Responsibilities

The Owner agrees to:

  • Provide safe and clear access to all service areas

  • Secure pets prior to arrival

  • Disclose known issues (leaks, electrical problems, pests, etc.)

  • Ensure utilities are active

  • Maintain homeowner’s insurance

Danaher (in sole and absolute discretion) may refuse or stop work if conditions are unsafe.

7. Hidden Conditions

Danaher is not responsible for:

  • Hidden mold, rot, termites, or structural damage

  • Pre-existing defects

  • Damage inside walls, under slabs, or underground

  • Code violations not visible during routine maintenance

  • System failures due to age, improper installation, or manufacturer defect

8. Storms & Florida Environmental Conditions

Due to Florida weather conditions, including hurricanes, tropical storms, heavy rainfall, humidity, and salt air:

  • Danaher cannot guarantee prevention of storm damage

  • Post-storm checks are visual only and not insurance inspections

  • Owner must still perform required storm preparations and carry insurance

9. Limitations of Liability

To the fullest extent permitted by Florida law:

  • Danaher’s liability is limited to the amount paid for the specific service visit during which a claim arose

  • Danaher is not liable for indirect, incidental, or consequential damages (water damage, mold, lost use, etc.)

  • Danaher is not responsible for failure of aging or defective systems

10. Referrals to Other Contractors

When Danaher recommends or helps coordinate a specialist:

  • The Owner contracts with that provider directly

  • Danaher does not supervise or warrant their work

  • Danaher is not liable for their performance, pricing, or scheduling

11. Payment Terms

  • 50% deposit is required for any repairs to reserve scheduled time

  • Payment is due upon receipt unless on a plan subscription

  • Late payments may pause service

  • Plan pricing may be adjusted with notice due to material or labor cost increases

12. Cancellations & Access

  • 24-hour notice required for cancellation or rescheduling

  • Missed appointments or denied access will result in a trip fee of $120

  • Danaher reserves the right to reschedule due to weather or safety

13. Photos & Documentation

Danaher may take photos of home systems and areas serviced for documentation and reporting. These images:

  • Are used for maintenance tracking and client education

  • Will never be used publicly without permission

14. No Transfer of Warranty

Danaher does not provide home warranties or insurance policies. Maintenance plans are service agreements only.

15. Termination of Service

Either party may terminate a maintenance plan with written notice via email or Text/SMS.

16. Governing Law

This Agreement is governed by the laws of the State of Florida. Any disputes shall be handled in the appropriate courts of Hillsborough County, Florida.

17. Acceptance of Terms

By scheduling service or enrolling in a maintenance plan, Owner confirms they have read, understood, and agreed to these Terms & Conditions.
